Certificates

Planning Certificates
Planning Certificates provide information regarding the development potential of a parcel of land and are typically required for the sale or development of a property. Planning Certificate applications will be unavailable over the holidays from 12:00pm on 19 December 2025 and will resume at 8:30am on 5 January 2026.
Fire safety certificates and statements
Owners of buildings have a legal obligation to ensure all fire safety measures on their property are maintained and in working condition. This is a requirement of the Environmental Planning and Assessment Act 1979. This applies to commercial, industrial and residential buildings.
Building Information Certificates
A Building Information Certificate (BIC) is a document issued by Council relating to existing works to a part or whole of a building. It ensures that what is being bought or sold is not going to be the subject of action by Council.
Section 88G Certificate
Section 88G certificates show if any money is owed to council due to a positive covenant (a type of agreement) affecting the property’s title.

Bushfire Attack Level Certificate
If you are planning complying development on bushfire prone land, you will need a Bushfire Attack Level (BAL) Risk Assessment Certificate. The NSW government allows complying development on low risk bush fire prone land, – which Council is authorised to identify by issuing a BAL certificate.
Subdivision Works Certificate
A Subdivision Works Certificate (SWC) is required before commencing any subdivision works in connection with a development consent for the subdivision of land. Find out how to apply for a Subdivision Works Certificate.
