The B3 Commercial Core zone applies to the larger town centres, including Sutherland, Miranda, Caringbah, Cronulla, and Menai town centres and the Southgate Shopping Centre. This zone provides for extensive commercial and high-density residential development, in proximity to public transport.
B3 zone uses
Business zones are now open zones, where primarily the prohibited uses are specified and all other uses are permissible. The benefits of this method is that new uses that are not encompassed into dictionary definitions are permissible, provided they are consistent with the objectives of the zone.
The types of uses permissible in the zone include commercial premises, including offices and shops, residential flat buildings and food and drink premises.
The prohibited uses in the zone include smaller residential uses such as dwelling houses and dual occupancies, industrial retail outlets, and sex services premises.

LEP 2015 Development controls on B3 Commercial Core
Under the SSLEP2015, height controls will no longer be expressed in storeys. Heights of buildings will be controlled through a maximum number of metres. The maximum height in Zone B3 varies between centres. Use the 2015 Maps to see the maximum height for a particular centre (N.B. Once on the LEP Maps page, you will need to change the map option to 'Height of Building').
The density of buildings in the SSLEP2015 is controlled through a mapped floor space ratio (FSR). The FSR in Zone B3 varies between centres. Use the 2015 Maps to see the maximum Floor Space Ratio for a particular centre (N.B. Once on the LEP Maps page, you will need to change the map option to 'Floor Space Ratio').
There is no landscaped area requirement in Zone B3.
There is no minimum lot size requirement in Zone B3.
