IN1 is a zone intended to provide a wide range of general industrial and warehouse land uses. To prevent competition for industrial land, business and retail uses are not permitted in this zone. This includes bulky goods premises. This approach is consistent with directions issued by the NSW State Government.
IN1 zone uses
Industrial zones are now open zones, where primarily the prohibited uses are specified and all other uses are permissible. The benefits of this method is that new uses that are not encompassed into dictionary definitions are permissible, provided they are consistent with the objectives of the zone.
Permitted uses in the IN1 zone include industries, takeaway food and drink premises, neighbourhood shops and warehouse or distribution centres.
Prohibitied uses in the IN1 zone include retail premises (including bulky goods premises), residential accomodation and heavy industries.

The maximum height in Zone IN1 is 16m.
The FSR in Zone IN1 varies depending on location. Please consult the FSR map for the specific controls for your property.
Developments in IN1 must provide a minimum 10% landscaped area which does not include any paved area.
